



A new age-restricted and assisted living community is headed to Baltimore County.
Baltimore-based Bushrod Investments and Birchwood Capital Partners acquired a 31-acre site in northern Baltimore County and received approval for an age-restricted community featuring 52 villa-style homes with a 158,000-square-foot assisted living component.
The development, The Heights at Hunt Valley, will be located at 180 Sparks Valley Road just north of Hunt Valley Towne Centre. Sales for the villa homes will open this spring with a construction timeline still pending.
Four different villa designs will be offered, ranging from approximately 2,100 to 3,200 square feet, with the option of one-story or two-story floorplans.
Each home will have standard features including wide-plank flooring, stainless-steel appliance packages and granite or quartz countertops in the kitchen and owner’s suite vanity.
Amenities will include a community fire pit, an outdoor grilling station and an extensive walking trail system that meanders through the community.
“There is a growing trend among this demographic group to downsize their current home and enjoy a maintenance-free and amenity-rich environment, surrounded by like-minded people in the same relative age range,” David Gildea, principal of Bushrod Investments, said in a statement.
Developers are close to finalizing a deal with an operator of the assisted living parcel, with construction expected to begin next year, according to a spokesperson for Bushrod Investments and Birchwood Capital Partners.
