Baltimore-area home sale prices continue to climb
Baltimore-area home sale prices continued to rise in December, even as the number of sales declined from the same time last year.
A total of 3,062 deals closed in December, down 4.2 percent from the same month in 2016. The median sale price of $250,000 was up 2 percent, or about $5,000, from last year, the highest December sale price in a decade, according to a ShowingTime report released Monday.
Inventory declined for the 28th consecutive month. Active listings declined by 12.4 percent to 8,406 in December, the fewest since August 2005, according to the monthly report, based on listing activity from MRIS, a division of the multiple-listing service Bright MLS.
Sales prices rose highest in Harford County. A total of 305 homes sold for a median of $265,000, up 15.3 percent from $229,900 last December. The number of home sales rose 1.7 percent from last year.
Baltimore, meanwhile, had the greatest increase in closed sales and greatest drop in sales prices in the region.
A total of 805 homes sold in the city in December, up 11 percent from last December. The median sales price of $113,000 was down 9.6 percent from $125,000 in the year-ago month.
In Howard County, closed sales declined 27.3 percent, to 277 deals. The median December sales price of $410,000 was up 3.1 percent from $397,500 last year.
A total of 171 homes sold in Carroll County in December, down 11.4 percent from the same month last year. The median price of $278,000 was down 7.3 percent from $299,900 last December.
In Anne Arundel County, 657 homes sold for a median price of $331,000. The number of sales was down 7.3 percent and median sale price rose 3.3 percent from a year ago.
A total of 847 homes sold in Baltimore County in December, down 4.6 percent from the previous year. The median sale price of $235,000 was up 4.6 percent from $224,675 last December.
