


Baltimore-based T. Rowe Price Group opened its new, 2,000-employee headquarters Monday in Harbor Point, relocating from its prominent downtown office tower of five decades.
Employees have begun moving into the two seven-story waterfront buildings east of the Inner Harbor and will complete the move in the next few weeks, the company said Monday. The global investment firm began constructing the 550,000-square-foot complex at 1307 Point St. more than two years ago.
Amy Beall, head of corporate real estate and workplace strategy, said the site in one of the city’s newest mixed-use waterfront communities was designed to help attract and retain top talent. A campus-like environment, with towers connected by a glass atrium, offers meeting spaces, a client conference center, an auditorium and a rooftop terrace with harbor views. It was developed by Beatty Development Group
The move continues a long-term trend in which tenants have moved from the city’s historic central business district to updated offices in more recently developed areas along the harbor. Since the coronavirus pandemic, the trend has accelerated as tenants downsized or moved out of large, often older buildings to newer ones with more amenities.
“The space has been thoughtfully designed to enhance collaboration and enrich the associate experience, enabling our ability to deepen our value to — and our connection with — our clients,” Rob Sharps, T. Rowe’s CEO and president, said in a company announcement.
T. Rowe had been headquartered since 1975 at 100 E. Pratt St., where it occupied nearly half the 28-story building overlooking the Inner Harbor. The Baltimore workers are among 5,200 area employees, including in Owings Mills.
The move will leave a glaring vacancy downtown. Leasing information from brokerage Cushman & Wakefield shows more than 476,000 square feet available out of a total 613,876 square feet at the East Pratt Street tower. The office building was renovated in 1991 and offers a conference center, fitness center and retail space.
